Building Update

I wanted to share some really great news with you about our building!  In short, we have been told that by Memorial Day weekend we should be able to pull permits and continue construction on our building. Praise God!

To catch everyone up, this process has had its ups and downs. One of the biggest delays has been getting sewer to our property, since the city will not allow us to build until it is fully designed and guaranteed.

To make that happen, we have been dependent on landowners and two different developers for approvals, easements, and designs, along with approval from ITD, before the city would move forward.

The Good News

• This week, the first developer we needed access through received final permits and plan approval from ITD (Idaho Transportation Department). This is a huge step because it has been what we were stuck on, and it now allows sewer to be brought in our direction. Without this, we would have been at a standstill. Praise God!

• In addition, the city told us yesterday that their final approval of this developer’s sewer plan should be completed by this week. This developer needed approval from both ITD and the City of Meridian.

• Also, all easements for both developers and for us have now been officially recorded with the city. This means we now have permission to run sewer across all three properties needed to make this happen. This was not an easy process.

• The city also shared that they expect approval of the second developer’s plans, along with our sewer plans, by the end of next week. After that, we will finalize the surety and performance bonds, which should take about another week.

In summary, we were told that by Memorial Day weekend we should be able to pull permits and officially begin building, (although we have already started some initial work). That is a big moment and something we have been waiting a long time for.

Next Steps for Building

• We have been given clearance to begin digging trenches for drainage and other underground work in the next week or so. You will start to see more activity on the property.

We are praying and asking that the city might allow us to pour concrete before permits are officially pulled. Please join us in praying for favor in that. This could allow us to pour concrete before Memorial Day. If not, we will do it soon after.

Either way, by the end of May and into June we should begin to see real activity on the property. If we start dirt work on the pad around Memorial Day weekend, we would then move into concrete and footers for steel. In July and August, we should see the steel go up.

We have been told this week that the remaining build time will be around 16 to 18 months from this point forward.

We are also currently working with an interior design team and expect to have those plans finalized within the next month. Once those are ready, we will share renderings with you!
